1. Coordinate all the job execution and accountable for services such as corrective and preventive maintenance involving inspection to identify general corrective maintenance as necessary for proper maintenance and operation of various equipment, fixtures, etc.
2. Plan the maintenance in system and VPS implementation in Corrective, Preventive and Predictive Maintenance including YPM in SAP.
3. Manage building and equipment maintenance schedules, test building systems and prepare for emergencies by creating action plans including but not limited to planning for the future building space and supply needs.
4. Manage furniture/ office fitting/ stock inventory for new purchases, maintenance and repair of existing parts. Review future needs and keep the office supply stocked.
5. Develop project document for quick jobs providing estimated cost, schedule and scope information for area owner/ management review and approval.
6. Maintain and manage physical asset and storage site inventory.
7. Coordinate and monitor vendor's performance through performing services including attendance monitor and progress update on periodic basis.
8. Assist management to develop and evaluate plans for facilities.
9. Report deficiencies and recommend areas for improvement to management.
10. Ensure to maintain and continue operation of mechanical systems including but not limited to HVAC systems, boiler, fans, generators.
11. Update and maintain records to track maintenance and repairs manual and system as and when required.
12. Direct and manage facilities emergencies if any.
13. Work in as an administrative assistant capacity in addition to maintenance coordination, compile weekly update report on work accomplishment and prepare daily log book on hourly basis to submit every Monday 9am weekly with OT sheet.
14. Consolidate facility assistants reports and updates for Superior.
