Job ResponsibilityTo ensure achievement of performance against leasing targets set in-line with Company Retail Leasing plan. Review the progress in ensuring tenancies are executed, renewed and maintained in a proper and timely manner.
o To review the yearly Store Fitting plan with management to prepare and execute the strategy for various retails precincts in accordance with the company's interest and include special clauses required by the company.
o To ensure that the leasing policy is strictly adhered to at all times.
o To assist in negotiating of all leasing terms and conditions for new, renewal. Refitting and closure stores
o To assist in negotiating with landlord, store designers and contractors on all leasing terms that may affect store design, furniture and fixtures with the best possible cost and to submit plans and estimates for approval to Company Manager
o To enter into negotiation for the purchase of good shopping lot and disposal of unprofitable owned-store with the approval of the Real Estate Manager.
o To maintain close personal contact with landlords, major shopping complexes and real estates peoples in the interest of the company.
o To submit all tenancy agreements for the Company Manager to sign. To arrange for registration.
o To negotiate rent reductions in unprofitable stores where closing efforts remain without response.
o Control monthly rental payments through the monthly rental schedule and the concessionaire report.
o To analyze, recommend and initiate rental savings process to achieve optimal occupancy cost.
