Job Responsibilityo Meet regularly with property owners or investors to determine priorities of improvement
o Regularly inspect property for needed improvements and upkeep
o Prioritize and schedule repairs and maintenance
o Create staff schedules for workweek and night coverage Supervise and lead all maintenance processes and operations.
o Source, hire and train helpers and maintenance staff
o Track all material and tool expenses
o Maintain a well-groomed and clean building appearance at all times
o Utilize approved outside contractors for larger jobs
o Create and implement maintenance procedures.
o Conduct regular inspections of the facilities to detect and resolve problems.
o Plan and manage all repair and installation activities.
o Ensure all department workers adhere to the safety policies and procedures.
o Assign repair schedules and evaluate repair cost estimates.
o Document and prepare daily progress reports and maintenance logs.
o Oversee equipment stock and place orders for new supplies when necessary.
o Scheduling and overseeing all maintenance-related work by managing a team of maintenance technicians and supervisors
o Ensuring that all maintenance operations are done in accordance with company policy and OSHA guidelines
o Ensuring the facility satisfies all industry regulations
o Managing budgets
o Forecasting, ordering, and price negotiation for spare parts inventory
o Developing and implementing a (proactive) maintenance program
o Management of all performance of each maintenance team member at all time
o Coordinating the completion of complex repairs
o Hiring subcontractors for specialized maintenance work
o Looking for new ways/tools/assets to improve productivity and cut costs
o Drafting maintenance reports
Requirements
o Bachelor's degree in Business Administration, Facility Management or similar field.
o At least 5 years' experience in maintenance work environment of complex or building.
o Previous managerial experience is a bonus.
o Good understanding of the technical features of plumbing, carpentry, and electrical systems.
o Applicant must be willing to work in Melaka.
